Texas Construction Loans

Building a home in Texas? We close one-time construction loans across the state every week — land, build, and permanent mortgage in a single loan, from a team right here in the Houston area.

Most lenders shy away from construction lending. We specialize in it — and we do it from right here in Texas. Our office is in Tomball, just north of Houston, and we build with borrowers and register builders across the entire state.

A one-time-close (OTC) construction loan wraps your land, the build, and your permanent mortgage into a single loan with one closing. You lock everything up front, make no payments while the home is being built, and there's no re-qualifying and no second closing when it's finished. For a Texas market moving as fast as ours, that certainty matters.

Where we build across Texas

We're licensed in Texas and lend statewide. We do especially heavy volume in the Houston and Austin metros, but if you've found your lot and your builder, we can almost certainly finance your build wherever it is in the state.

Start your Texas build
  • Greater Houston — Tomball, The Woodlands, Spring, Cypress, Katy, Magnolia, Conroe & Montgomery County
  • Austin metro — Cedar Park, Leander, Georgetown, Liberty Hill & the Hill Country
  • San Antonio & the I-35 corridor
  • Dallas–Fort Worth & North Texas — including Forney and the eastern suburbs
  • Rural and small-town Texas statewide (USDA-eligible areas included)

Why a Texas-based construction team matters

  • We know Texas builders. We register builders across the state quickly — usually a few days once we have their package — so your project keeps moving.
  • Draws done right. Draws are released by line-item percentage of completion — we review the work in place and fund what's actually finished, so your builder gets paid on schedule.
  • Real answers, fast. Construction financing has a lot of moving parts. You'll work directly with a team that closes these loans every week — not a call center.

Texas construction loan FAQs

Do you offer construction loans across all of Texas?

Yes. Our office is in Tomball, in the Houston metro, and we originate construction loans statewide across Texas — from the Houston and Austin suburbs to San Antonio, DFW, and rural communities. We register builders across the state, so where you want to build is rarely a problem.

What Texas areas do you serve?

We lend throughout Texas. We do a lot of building in the Greater Houston area (Tomball, The Woodlands, Conroe, Montgomery County, Cypress, Katy, Magnolia, Spring), plus the Austin metro (Cedar Park, Leander, Georgetown, Liberty Hill), San Antonio, and Dallas–Fort Worth. USDA one-time-close is available in eligible rural areas across the state.

Can I use a VA construction loan to build a home in Texas?

Yes. Eligible Texas Veterans can build with a VA One-Time Close construction loan — $0 down, no monthly mortgage insurance, and no payments during construction. It is our signature product, and Texas is home to a large Veteran community we work with every week.

Which construction loan programs can I choose from in Texas?

All four one-time-close options: VA ($0 down for Veterans), FHA (from 3.5% down, with optional down payment assistance), Conventional (as low as 5% down), and USDA ($0 down in eligible rural areas). One loan closes before construction starts and converts to your permanent mortgage when the home is finished — no second closing.

What should I do first — get pre-approved, choose a builder, or buy land?

Get pre-approved first. We want you to know your real numbers and budget before you get too deep, so every decision after that is grounded in what you can actually build. From there it's your builder second, then your land — your builder shapes the budget and can help you evaluate lots, and Texas has a deep bench of quality builders we can register quickly (usually a few days once we have their package). Pre-approval, then builder, then land — in that order.
