We're a full-service mortgage team built around what most lenders avoid: government construction lending. FHA 203(k), VA One-Time Close, USDA Renovation — the products that require specialized infrastructure are where we live.
That infrastructure is real work. Builder approval, draw management, the as-built appraisal, the conversion to permanent financing — each step has a separate set of rules and a separate set of failure modes. Most originators won't touch these loans because one missed detail on a builder package or a contingency calculation can stall a file for weeks. We've built the team and the process around getting them across the finish line.
The niche has a way of strengthening the whole team's mortgage expertise. By the time we've guided a VA construction loan from groundbreaking to keys, we've worked through entitlement nuances, surviving-spouse eligibility, builder financials, contingency reserves, draw inspections, and the conversion mechanic — all of which inform how we handle simpler files. Conventional purchases and refinances close cleaner here because the underwriting muscle was built on harder products.
