For Builders
A construction lender built for builders
Most construction loans stall because the lender hasn't done enough of them. We close construction loans every week — and we've built our team around builder partnerships.
Why builders work with us
If you build homes long enough, you've had a lender drop a file mid-construction. You've had draws delayed for weeks. You've watched a buyer's pre-approval evaporate because the lender didn't understand a construction underwrite. None of that is acceptable, and it's why our team is structured the way it is.
Construction lending is what we do — not a side product. Our in-house PRMI Renovation Center registers builders, manages draws, and rides every build from groundbreaking to certificate of occupancy. We hold direct delegation on the major programs and close in-house, which means your buyer's file isn't waiting in a wholesale lender's queue.
What we bring to the partnership
Every major program
VA One-Time Close (our signature), FHA 203(k), USDA Construction & Renovation, Fannie HomeStyle, Freddie ChoiceRenovation, and conventional construction — all in-house.
VA OTC specialty
Very few lenders do VA construction well. We close them every month. If you build for Veterans, partnering with us unlocks $0-down Veteran buyers other lenders can't deliver.
Builder registration that doesn't drag
Our registration process collects company info, project history, references (credit + trade), licensing, insurance (GL + WC), and financials. Once we have the full packet, the review itself typically takes just a few business days.
Draw management you can rely on
Draws released by percentage of completion — we review the work in place against the cost breakdown, change-orders handled cleanly. Your subcontractors get paid on schedule.
Real communication
We keep you in the loop on every file — pre-approval, contract review, appraisal, closing, draw progress. No black-box updates.
Co-marketing opportunities
Joint open houses, Veteran-focused outreach, lunch-and-learns for your sales team. We invest in partnerships that drive volume.
The builder registration process
A common misconception: builders are registered "with VA" or "with HUD." They're not — each lender registers builders through its own process. Here's what we collect for PRMI builder registration:
- Company information & ownership
- Project history & references
- Trade & credit references
- State contractor license
- Insurance: General Liability + Workers' Comp
- Financial statements (site-built)
Once we have the full packet, the review itself typically takes just a few business days — we handle it in-house. If something needs adjusting (an expired license, a missing reference) we'll flag it early so the file keeps moving.
